Welcome to The Bluffs at Gull Lake

For families putting down roots. For those ready to simplify after a lifetime of hard work. For anyone starting a new chapter in their career and want to live somewhere beautiful. For snowbirds who want to keep a Michigan home without the upkeep. The Bluffs at Gull Lake was built for people who want the lake lifestyle without the cost or the maintenance of owning on the water.

One-, two-, and three-bedroom residences ranging from 781 to 1,210 square feet sit right on the bluffs above Gull Lake in Richland, Michigan. Inside, every detail is finished to a standard you’d expect from a home you own. Outside your door is Gull Lake — 2,030 acres, 110 feet deep, and one of the most sought-after inland lakes in West Michigan.

Everything You Need. Nothing You Don’t.

Quartz countertops, stainless steel appliances, in-unit laundry, walk-in showers, fiber optic internet, and oversized, private balconies. Covered carports are available. Outdoor common areas on the bluff feature gas fire pits, Adirondack chairs, shuffleboard courts, cornhole and walking paths — the kind of amenities that make a Tuesday evening feel like a weekend.

Richland is the Good Life, Closer Than You Think.

Located in Richland, Michigan, a short drive from Kalamazoo, The Bluffs puts you close to everything that makes this community worth calling home.

Grab dinner at Compass + Cleaver, coastal Italian cuisine situated on Gull Lake. Stop into The Dock at Bayview for live music on the weekends and a full menu in a laid-back lakeside setting. The Richland Pub has been a village fixture for over 60 years. And the Chicken House — a funky little spot on the south bay — serves up fried chicken sandwiches and Plainwell Ice Cream that locals can’t stop talking about.

The Richland Farmers Market runs Wednesday afternoons through the season, with local food, crafts, and live music. The Gilmore Car Museum in nearby Hickory Corners is home to the most extensive car collection in North America, spread across a 90-acre campus with seven museums. The W.K. Kellogg Manor House, the restored lakeside estate of the Kellogg Company founder, is a landmark worth exploring again and again.

Our community has real character. Become a local.

Four Seasons. Endless Reasons to Get Outside.

Richland sits at the center of some of the best outdoor recreation in West Michigan, and every season brings something worth stepping outside for.

Summer means Gull Lake — boating, fishing, sailing, scuba diving, and some of the clearest water you’ll find on any inland lake in Michigan. Six championship golf courses at Gull Lake View, each rated 4.5 stars or higher by Golf Digest, are minutes from your door. Walk the trails at Chipman Preserve or the W.K. Kellogg Bird Sanctuary, where three miles of paths wind around Wintergreen Lake.

Fall brings stunning color along the bluffs and crisp afternoons at Gull Meadow Farms — apple picking, a corn maze, and some of the best cider and donuts in West Michigan.

Winter here is worth embracing. Ice fish or skate on Gull Lake. Snowshoe or cross-country ski at Gull Lake View or along the trails at Chipman Preserve. Hundreds of miles of snowmobile trails connect the region.

And when spring arrives, it all starts again.
